Two sales. One year. The same family trusted me twice — and that means everything.
Last year, I had the honor of helping the same clients sell two multi-family properties within 12 months of each other.
First up: 107 Lincoln Ave, a two-family home that was completely vacant at the time of listing. No tenants, no rental income, and buyers who needed to be able to envision the income potential on their own. A vacant multi-family is its own kind of puzzle — you're selling a vision, not a reality. Pricing strategy, presentation, and the right buyer pool all have to align perfectly.
We made it work.
Then, within the same year, those same clients came back to me with 99 Verchild Street, a three-family property — this time fully occupied with tenants in place. That's a completely different set of challenges. Coordinating showings around tenant schedules, navigating the emotional dynamics of people's homes being sold out from under them, managing communication on all sides — it requires patience, professionalism, and a steady hand.
We made that work too.
What strikes me most isn't the complexity of either transaction. It's the phone call I got when they were ready to sell the second property. They didn't shop around. They called me.
That kind of trust is not something I take lightly.
If you have a multi-family property — vacant, tenanted, or somewhere in between — let's talk. I know this market, and I know how to get it done.
