🔑 What Actually Happens Between "Offer Accepted" and Closing Day

Getting your offer accepted feels like the finish line. It's not — it's the starting line for a new stretch of the process, and knowing what's coming makes it a lot less stressful.

🔍 1. Inspection

A licensed inspector walks the home top to bottom, checking the roof, foundation, electrical, plumbing, and major systems. This is your chance to catch problems before they become your problems. Depending on what turns up, you can request repairs, ask for a credit, or in some cases walk away.

📋 2. Appraisal

Your lender orders an independent appraisal to confirm the home is actually worth what you've agreed to pay. If it comes in at or above the purchase price, you're fine. If it comes in low, you'll need to renegotiate, cover the gap in cash, or find another path forward with your lender.

🔎 3. Underwriting

This is where your lender verifies everything on your loan file: income, assets, debt, and credit. It's also the point where buyers most often stumble — not because they did anything wrong before, but because they made a big purchase or opened new credit during this window. Hold off on anything that changes your financial picture until after closing.

📜 4. Title Search and Insurance

A title company checks that the seller actually owns the home outright, with no liens, unpaid taxes, or ownership disputes attached. Title insurance protects you if something was missed.

🚶 5. Final Walkthrough

Usually 24-48 hours before closing, you'll walk through the home one more time to confirm it's in the condition you agreed to and that any requested repairs were actually completed.

🏁 6. Closing Day

This is where you sign the paperwork, funds are transferred, and you get the keys. In most cases, the whole process from accepted offer to closing takes somewhere between 30 and 45 days.
